Our 10 Step Building Process
We’d love the opportunity to discuss your project. But before we do, it’s important that you understand the process we'd work through with you. That way we’ll be on the same page from the very start! If you have any questions, please don’t hesitate to ask.
1. Discovery Call +
An initial 30 mins Free Phone Consultation to discuss ideas and understand your requirement. We can do the call via phone, Skype or Zoom whichever suits you.
2. Initial Meeting +
We’ll come to your site to discuss your project and establish a brief. We’ll cover a number of key questions. For example, what are you looking to achieve? What is most important to you and your family? How long do you see yourself living there? We’ll also cover budget expectations, as this will help us refine any recommendations we have.
3. Design +
At BBM Construction we work with multiple designers, architects and consultants who have different strengths. Based on our initial meeting and discussions, we will recommend an architect or designer who is best suited to your project. We will then send through a preliminary building proposal for design and concepts – including floorplans and layouts. During this time, we will ensure the design fits within your budget. When we are confident the design is what you really want and within budget, we provide full working drawings and building specs.
4. Consent +
We can engage with all specialised consultants and engineers required to complete the documentation and apply for building consent on your behalf. We can be a point of contact for the council and respond to any queries they may have if required.
5. Quotation +
During the consent process we will work on a detailed quote or estimate for your project. We send your completed plans out to an independent Quantity Surveyor who will provide a detailed breakdown of what your job involves. We will also consult with you about kitchen design, bathrooms, and colours. Once all the selections are confirmed, we prepare a Fixed Price Quote or a Cost-Plus proposal. We will also provide an estimated timeline.
6. Contract +
Once the Quote or Estimate has been accepted, we set up a meeting to talk through the New Zealand Certified Building Contracts and terms. Once your deposit is paid, we set you up with an online client portal.
7. Schedule +
We will upload a construction schedule to your online client portal. You will have instant access to all budget information, selections and variations. This information is updated weekly with photos, comments and any issues that arise. This helps us stay on top of anything that may cause upcoming delays, so we can be pro-active rather then re-active.
8. Construction +
The on-site work begins. You will be introduced to the team and meet your site foreman. We have strict guidelines and checklists in place to ensure we maintain our level of quality throughout your project. Regular site meetings will be conducted providing you with weekly updates and progress photos.
9. Handover +
We perform final quality checks and then hand back your keys - this is the part you have been waiting for! Now you can settle in and enjoy your new home.
10. Maintenance +
Almost there! We will begin the process of applying for your Code of Compliance Certificate. We will provide all manuals and maintenance plans for your records. We proudly provide a 2-year general defects guarantee, meaning we will be back at the one- and two-year anniversaries to complete an inspection. If repair work is required for any faulty workmanship, we will rectify this in a timely manner. Our aim is to give you complete peace of mind.
