From One Tired Villa To Three Beautifully Crafted Homes
Finch Street, Morningside
Finch Street is one of the clearest examples of the type of complex residential project we enjoy delivering.
Working with developer Graeme Fan of Beaudomus, we transformed a generous Morningside site containing a single square-fronted villa into three high-quality homes. The original square fronted villa was carefully lifted, relocated to the front of the site and fully rebuilt, while two new architectural homes of approximately 250m² each were constructed behind it.
Projects like this demand careful planning, sequencing and coordination. Every stage needed to be completed in the right order while maintaining quality, programme and communication throughout.
The Challenge
The existing villa occupied the centre of the site, preventing access to the rear where the two new homes were planned.
The project required the original home to be relocated, restored and completed first before construction of the new homes could begin. Throughout the build we were working for an experienced developer with exceptionally high expectations for workmanship, detailing and programme, where there was little room for compromise.
Our Approach
The project was delivered in two carefully planned stages.
First, the existing villa was lifted, repositioned to the front of the section and completely rebuilt. Once complete, new landscaping, fencing and site works established it as a standalone residence while creating access through to the rear of the property.
Construction then shifted to the two new architectural homes. They shared the same structural design, so both homes progressed through framing, services, linings and finishing together, allowing them to be completed and handed over simultaneously.
Throughout the ten-month build, Matt was on site daily and met with the client each week to review progress, resolve design decisions and keep the programme moving.
Craftsmanship
The two new homes featured:
Rendered brick and vertical cedar cladding
Approximately three-metre stud heights
Polished concrete floors
Full double-glazed aluminium joinery
Floor-to-ceiling stacker sliders
A dramatic glass-roofed stairwell bringing natural light through the centre of each home
Under floor gas fired heating and feature fireplace
While both houses shared the same architectural framework, each received its own carefully selected finishes, including unique kitchens, tapware and colour palettes, ensuring each home had its own individual character.
The Outcome
The project was completed in approximately ten months and delivered to a standard that reflected the expectations of both the architect and developer.
Managing the relocation and restoration of an existing villa alongside the construction of two substantial architectural homes required careful sequencing, constant communication and close attention to detail from start to finish.
